Ask your realtor if the seller is open to reducing the listing price to help offset that expense.
If the roof is relatively new, ask if the warranty is transferrable. If it’s not, have the seller contact their roofing company to do a full inspection. This way, the seller can use their warranty to have repair issues addressed before you close.
What are the sales comparables?
Sales comparables will tell you want similar properties in a community have sold for. If you’re looking a 2-bedroom, 2-bathroom with an attached garage, but the listing price is a lot higher than what other local 2/2 homes have sold for, be sure to find out why. If the home has recently undergone a number of renovations, the higher price might make sense. On the other hand, if there’s nothing about this home that really makes is stand out from the others, you may be able to negotiate the listing price down by a few thousand dollars.
How long has it been on the market?
The length of time a property has been listed tends to have an impact on how motivated the seller is to move it. If the home hasn’t been on the market for long and you decide to make a low-ball offer, the seller probably won’t accept it. On the other hand, if you make a similar offer on a property that’s been on the market for months, your chances of having it accepted will likely be a lot higher.
