If you’re planning on listing your Southwest Florida home, you’ll want to be mindful that there are some things you’ll want to do before you put it on the market.
Clear out the clutter
House hunters are most attracted to homes that feel warm, open and inviting. If you have a bedroom or office that’s being used as a storage closet, now is the time to clean the room out. Do you have teenage children that have insisted on painting their bedroom a dark color? You may want to consider repainting that room in a lighter, more neutral tone, since light, neutral shades tend to make rooms feel bigger. If you’ve noticed that you have stacks of old magazines or newspapers that have been collecting on or beneath end tables, you’ll want to remove the clutter before the showings begin.
Replace or repair lightbulbs and fixtures
Realtors agree that when it comes time to sell your home you’ll want to make sure it’s as presentable as possible. Do you have old, rusted fixtures in your kitchen and/or bathroom? If so, you’ll want to replace those before you put your home on the market. Speaking of your kitchen and bathroom, if the caulk is worn, old and/or showing signs of mold, you’ll want to have the rooms re-caulked sooner than later.
Up your home’s curb appeal
If you have hedges, bushes and other types of plants in your yard that are running a bit wild, you’ll want to have the shrubbery trimmed back. Mow the lawn, clean out flower beds and consider adding some new, climate-appropriate plants and flowers. Remember- the exterior of your home is the first thing that people will see. The appearance of the exterior of your home and your front yard can and will make a big impression on house hunters.
Choose an experienced Realtor
Lastly, the most important thing to do when it’s time to list your home is to choose a qualified, experienced realtor who has an in-depth knowledge of the local real estate market.
