The average lifespan of a roof often spans between 25 and 30 years, depending on the types of materials that were used the last time you had it done. If your roof is in good shape and it doesn’t need to be replaced, let it be. Reroofing a home that doesn’t need to be reroofed won’t increase its resale price.
Adding the latest and greatest HVAC
Central AC is critical in Southwest Florida, but if your system is working just fine, there are no benefits to upgrading it in advance of a sale. Not to mention, that while house hunters may think that the latest and greatest central AC and/or HVAC technology is cool, they’re unlikely to want to pay more for it. Upgrades to a HVAC / central AC unit tend to fall into the category of “general home maintenance.” Buying and installing something new won’t help you list your home at a higher place.
Doing a 90’s inspired remodel
If you’re type of person who is fond of the all-white kitchen look, there is nothing wrong with that. However, if you’re planning on remodeling your kitchen to include white countertops, cabinets and appliances in advance of selling it, you may want to consider holding off until you move into your new home. In fact, a lot of younger home buyers aren’t especially fond of the all-white look, so this type of remodel could have a negative impact on your home’s resale price. The same holds true for adding gold-toned bathroom fixtures and swapping out hardwood floors for carpet. If you’re wanting to do some upgrades to the interior of your home, you’ll be best served by researching the latest home design trends in advance of making any decisions.
